1) Scope & Who We Are

This Privacy Policy explains how Real Estate Kingz LLC (“Real Estate Kingz” or “REK”) collects, uses, discloses, and protects personal information obtained through realestatekingz.com, ListWithSzasa.com, REK-operated applications and platforms including REK Intel and the REK Command Center, and related intake channels (web forms, email, phone, SMS/MMS). List with Szasa is a proprietary flat-fee real estate listing service and brand operated by Real Estate Kingz LLC. REK Intel and the REK Command Center are part of REK’s technology and operating infrastructure. This Policy applies to information processed by Real Estate Kingz and to our service providers acting on our behalf. We operate nationwide. Visitors may include residents of California and international regions (e.g., EEA/UK).

2) Information We Collect

We collect the following categories of information when you interact with us or our services:

• Identifiers & Contact Details: name, email, phone, mailing address, property address (subject property).
• Deal Intake & Communications: notes from calls/texts (including offer details), call recordings/voicemails, SMS/MMS content, email correspondence, uploaded photos/files.
• Listing, Service & Transaction Information: selected services or packages, property and listing information, MLS-related data, transaction documents, disclosures, consents, signatures, payment or fee records, and other information reasonably necessary to administer requested brokerage or related services.
• Technical & Usage Data: IP address, device and browser information, approximate geolocation, cookies and similar technologies, lead source/referral/UTM parameters.
• Verification & Screening: identification information (e.g., driver’s license), public-record data and skip-trace data (if used) for due diligence, ownership verification, fraud prevention, or transaction administration.

Sources. You provide information directly through REK-operated websites, applications, forms, and service workflows; through communications (phone, SMS via Twilio, email); and automatically through our websites and applications (e.g., Google Analytics 4 with Google Consent Mode), Cloudflare Turnstile security verification, and, where applicable, reCAPTCHA. We may also receive information from affiliates, public records, MLS-related sources where authorized, transaction participants, and service providers that help us evaluate properties, administer brokerage or listing services, verify information, or prevent fraud. Information submitted through one REK-operated website, application, or service may be routed, synchronized, processed, or stored through another REK-operated system, including REK Intel and the REK Command Center, as reasonably necessary to provide, administer, secure, document, and support the requested service or transaction.

3) How We Use Information (Purposes)

We use personal information to:

• Evaluate properties and make cash offers, including intake, screening, scheduling inspections, coordinating closings with title/escrow and attorneys, and communicating with you.
• Provide and administer brokerage, listing, and related services, including List with Szasa enrollment, ownership or identity verification, property and listing preparation, MLS-related processing, service administration, transaction management, payment or fee administration, customer support, recordkeeping, and communications.
• Maintain accurate and consistent customer, property, listing, service, and transaction records across REK-operated systems, including REK Intel and the REK Command Center.
• Operate, maintain, secure, and improve our websites, applications, platforms, and services, including analytics, debugging, quality control, security, and fraud prevention.
• Marketing & communications, including email and SMS (with consent where required), remarketing consistent with applicable law, and responding to inquiries.
• Comply with legal obligations, brokerage recordkeeping requirements, enforce our agreements and Terms, and protect rights, property, and safety.

Lawful bases (EEA/UK). Depending on the activity: contract (to evaluate your property/perform requested steps), consent (cookies/marketing where required), legitimate interests (business operations, security, anti-fraud), and legal obligation.

4) Disclosures (No Sale/No Share)

We do not sell personal information and do not share it for cross-context behavioral advertising. REK may use and move information internally among Real Estate Kingz-operated websites, applications, brands, and systems, including RealEstateKingz.com, ListWithSzasa.com, REK Intel, and the REK Command Center, when reasonably necessary to provide, administer, document, secure, or support our services and transactions. That internal processing is part of Real Estate Kingz operations and is not treated as a disclosure to an unrelated third party.

We may disclose information to:

• Affiliates within Highstreet Holdings LLC, brands we control (e.g., Real Estate Kingz), and affiliates performing services for Highstreet Holdings when needed to operate our services.
• MLS organizations, listing or syndication platforms, showing or transaction platforms, title/escrow companies, real estate attorneys, cooperating real estate professionals, investors/buyers, lenders/transactional funding partners, and other transaction participants when reasonably necessary to provide requested brokerage or transaction services.
• Vendors & service providers (e.g., Brevo for email, Twilio for SMS, analytics, hosting/IT such as DreamHost, form tools like Forminator, payment, identity-verification, data, or technology providers) under agreements or arrangements limiting use to the services they provide or as otherwise permitted by law.
• Data enrichment/skip-trace, identity-verification, fraud-prevention, and public-record providers (if used) to verify information, ownership, identity, or transaction-related facts.
• Authorities or third parties as required by law or to protect safety, rights, and property; and in corporate transactions (mergers, asset sales).

5) Retention

As a general business practice, we may retain personal information for 1 year from the last interaction unless a longer period is reasonably necessary or required by law, regulation, contract, dispute resolution, fee collection, fraud prevention, or enforcement of our agreements. Records relating to real estate brokerage activity, listings, transactions, disclosures, agreements, communications, and other regulated brokerage records may be retained for at least the period required by applicable Florida law and any longer period required because of litigation, investigation, audit, regulatory requirements, or other legal obligations. When information is no longer needed and no legal or operational retention requirement applies, we will delete or de-identify it subject to legal requirements and technical feasibility.

6) Your Choices & Controls

• Email marketing: you can unsubscribe via links in emails or by contacting us.
• SMS: see SMS Terms below for “STOP”/“HELP.”
• Cookies/Analytics: manage cookies through your browser/device settings. We use Google Consent Mode to respect your consent choices for Google tags.
• Do Not Track: browser DNT signals are not recognized by our systems; use the controls above.
• Global Privacy Control (GPC): because we do not sell/share personal information, GPC has no effect on sale/share; we may still use strictly necessary cookies and processing.

7) Security

We implement reasonable administrative, technical, and physical safeguards appropriate to the nature of the data and our business. However, no method of transmission or storage is 100% secure. If you believe your data has been compromised, please contact us immediately.

8) Cloudflare Turnstile Security Verification

We use Cloudflare Turnstile on certain website forms to help protect our websites from spam, automated submissions, bots, abuse, fraud, and other malicious activity. Turnstile may operate in the background, including through an invisible security challenge, so users may not always see a checkbox, puzzle, or visual CAPTCHA.

Cloudflare Turnstile is provided by Cloudflare, Inc. When Turnstile is used, Cloudflare may process limited technical information from your browser, device, connection, and interaction with the website to determine whether a form submission appears to be made by a human user or by automated traffic. This may include information such as your IP address, TLS fingerprint, user-agent header, the website sitekey, associated website origin, browser or device signals, challenge results, and related technical security information.

We use Turnstile for website security, fraud prevention, spam prevention, bot detection, and abuse prevention. We do not use Cloudflare Turnstile for Real Estate Kingz advertising, ad retargeting, or marketing profiling.

Cloudflare states that Turnstile is designed to distinguish human users from bots and to block malicious bot traffic, and that the signals processed by Turnstile are used for security purposes rather than to identify, profile, or target individuals. Cloudflare also states that Turnstile does not harvest data for ad retargeting.

By submitting a form on this website, you acknowledge that Cloudflare Turnstile may process limited technical information as part of our website security and spam-prevention process. For more information, review Cloudflare’s Turnstile Privacy Addendum and Cloudflare Privacy Policy.

9) Children’s Privacy

Our services are not directed to children under 13. We do not knowingly collect personal information from children under 13. In certain jurisdictions (including the EEA/UK), higher age thresholds (e.g., 16) apply for particular processing; we do not knowingly process such data without appropriate authorization.

10) International Transfers

We are based in the United States. If you access our services from outside the U.S., your information may be transferred to and processed in the U.S. and other jurisdictions that may not provide the same level of data protection as your home country. Where required, we rely on appropriate safeguards and contractual protections.

11) California Privacy Rights (CPRA)

This section supplements the Privacy Policy for California residents. Notice at Collection (Last 12 Months). We collect the categories below for the purposes described above, retain them as stated in Retention, and disclose them to the third parties listed in Disclosures. We do not sell or share personal information as defined by CPRA.

• Identifiers (e.g., name, email, phone, addresses): collected; disclosed to affiliates, service providers, deal participants.
• Customer Records (deal intake, communications, recordings): collected; disclosed to service providers and deal participants.
• Protected Classification (we do not intentionally collect sensitive classifications).
• Commercial Information (offers, transactions): collected; disclosed to service providers and deal participants.
• Internet/Network Activity (IP, device, analytics, cookies): collected; disclosed to analytics/IT providers.
• Geolocation (coarse, from IP): collected; disclosed to analytics/IT providers.
• Audio/Electronic (calls/voicemail/SMS): collected; disclosed to service providers.
• Professional/Employment (only if you provide it): collected if submitted; limited disclosure.
• Inferences (internal assessments): collected; not sold/shared.

Your CPRA Rights include: (1) Know/Access; (2) Delete; (3) Correct; (4) Data Portability; (5) Limit Use of Sensitive Personal Information (not used to infer characteristics); and (6) Non-Discrimination.

Exercising Rights: Email Support @ RealEstateKingz .com. We will verify your request (e.g., via email/phone/property details). Authorized agents may submit requests with proof of authority, and we may require end-user verification. We aim to respond within 45 days (extendable to 90 days for complex cases) and will explain the reasons if we decline.

Do Not Sell/Share. We do not sell or share personal information. If our practices change, we will update this policy and provide a “Do Not Sell or Share My Personal Information” mechanism.

12) GDPR/UK Data Rights (EEA/UK)

Where the GDPR/UK GDPR applies, you have rights to access, rectify, erase, restrict or object to processing, and data portability. Where processing is based on consent, you may withdraw consent at any time (without affecting prior processing). You may also lodge a complaint with your local supervisory authority. 13) Third-Party Services & Links

RealEstateKingz.com, ListWithSzasa.com, REK Intel, and the REK Command Center are REK-operated websites, services, platforms, or internal operating systems and are not unrelated third parties merely because they use different domains, subdomains, applications, or interfaces. Our websites or services may also link to or integrate with third-party sites, platforms, vendors, or service providers. We are not responsible for the independent privacy practices of unrelated third parties. Cloudflare Turnstile may be used on certain forms for security verification and spam prevention and is subject to Cloudflare’s Turnstile Privacy Addendum and Cloudflare Privacy Policy. Where reCAPTCHA is used, it is subject to: “This site is protected by reCAPTCHA and the Google Privacy Policy and Terms of Service apply.”

14) Changes to This Policy

We may update this Policy from time to time. Changes are effective when posted with the updated Effective date above. Material changes will be highlighted or otherwise communicated as required by law.

B) Terms & Conditions

1) Acceptance of Terms

By accessing or using Real Estate Kingz .com (the “Site”) and our intake channels (phone, SMS, email), you agree to these Terms & Conditions (the “Terms”). If you do not agree, do not use the Site.

2) Who We Are; No Agency Created by General Site Use

The Site is operated by Real Estate Kingz LLC (“Real Estate Kingz” or “REK”), a Florida licensed real estate brokerage. Brokerage services are provided only by Real Estate Kingz LLC and its authorized real estate licensees. Except where a brokerage relationship is separately established through an applicable written agreement or disclosure, use of the general Real Estate Kingz website, submission of an inquiry, or use of a general informational tool does not by itself create a brokerage relationship, fiduciary duty, single-agent relationship, or other agency relationship. Brokerage and transactional relationships are governed by applicable law, required disclosures, and the written agreements applicable to the particular service or transaction.

Any real estate brokerage activities outside of the state of Florida will be in accordance with all laws regulating the sale of real property in those states. At NO TIME should any user hold that the Florida Broker is, or will be, facilitating real property transactions in any other state that requires licensing for such transactions. If a real property transaction outside the State of Florida is required, Real Estate Kingz will arrange for the services of licensed real estate brokers in those localities.

2A) REK-Operated Websites, Platforms, and Branded Services

Real Estate Kingz LLC operates or supports additional websites, applications, technology systems, and branded service platforms as part of its real estate brokerage and related operations. These include, without limitation, List with Szasa and REK Intel.

List with Szasa is a proprietary flat-fee real estate listing service and brand operated by Real Estate Kingz LLC. Any real estate brokerage services offered or performed through List with Szasa are provided solely by Real Estate Kingz LLC and its authorized real estate licensees.

“Szasa” is a proprietary brand personality and service identity used in connection with List with Szasa. Szasa is not a real estate broker, sales associate, real estate licensee, separate brokerage, or separate provider of brokerage services.

REK Intel is a proprietary technology and operating platform used by Real Estate Kingz LLC to support property intelligence, verification, workflow, brokerage operations, and other services offered by REK and its branded platforms. Use of technology, automation, software, data tools, or branded interfaces does not alter the identity of the licensed brokerage providing brokerage services.

Other REK-operated websites, applications, and branded platforms may have supplemental terms, privacy disclosures, service conditions, policies, disclosures, and transaction documents that apply in addition to these general Terms.

2B) List with Szasa Brokerage Relationship

All List with Szasa service plans are offered under a transaction broker relationship with Real Estate Kingz LLC, subject to applicable Florida law and the written agreements and disclosures governing the particular listing.

A transaction broker provides a limited form of representation and does not represent the customer in a fiduciary capacity or as a single agent.

Selection, enrollment in, or purchase of a List with Szasa service package does not create a single-agent or fiduciary brokerage relationship with Real Estate Kingz LLC.

If a consumer desires traditional full-service brokerage services or another lawful brokerage relationship, that service or relationship must be separately established with Real Estate Kingz LLC under an appropriate written agreement and any applicable separately negotiated fee or commission structure.

Nothing in these Terms replaces, modifies, or eliminates any brokerage relationship disclosure, listing agreement, addendum, consent, notice, or other document required by applicable law or applicable to a particular real estate transaction.

2C) Supplemental List with Szasa Terms and Transaction Documents

Use of ListWithSzasa.com and the purchase or use of List with Szasa services are additionally governed, as applicable, by the List with Szasa Terms, Privacy Notice, Refund/Cancellation Policy, brokerage relationship disclosures, selected-package terms and service conditions, the approved List with Szasa addendum, the applicable listing agreement, required disclosures, and other transaction-specific documents.

These supplemental documents form part of the terms governing the applicable List with Szasa service or transaction to the extent applicable.

If these general Real Estate Kingz website Terms conflict with an executed listing agreement, executed addendum, required brokerage disclosure, transaction-specific agreement, or other legally controlling document applicable to a particular transaction, applicable law and the executed or legally controlling transaction-specific document shall control to the extent of the conflict.

Except to the extent of such a conflict, these general Terms remain applicable according to their terms.

2D) List with Szasa Packages, Fees, Optional Services, and Refund Terms

List with Szasa package features, package fees, optional-service fees, cancellation conditions, refund provisions, and other service-specific financial terms are established through ListWithSzasa.com and the applicable service, listing, or transaction documents.

Because those offerings and service options may change from time to time, they are not restated in these general Real Estate Kingz Terms. The terms applicable to the selected List with Szasa service and the applicable transaction documents govern those matters.

3) No Binding Offers; No Legal/Financial Advice

Website submissions, phone calls, emails, or SMS messages are not offers and do not create binding obligations. Any purchase or assignment occurs only after execution of a written contract signed by authorized parties and subject to customary due diligence. We do not provide legal, tax, or financial advice. You should consult your own advisors.

4) User Submissions & License to Contact

By submitting information (e.g., property details, contact info, files), you represent that it is accurate and that you have the right to share it. You grant us a non-exclusive license to use the information to evaluate your property, contact you, market to you (subject to consent), and conduct transactions. Do not upload unlawful, infringing, or harmful content.

5) Prohibited Uses

You agree not to: (a) violate law or others’ rights; (b) submit false or misleading information; (c) attempt to access non-public areas or interfere with the Site; (d) scrape, crawl, or harvest data except as permitted by robots.txt; (e) reverse engineer or copy Site code/design; (f) upload malware; (g) use the Site to send spam or unsolicited messages.

6) Intellectual Property

The Site, content, logos, and trademarks are owned by Real Estate Kingz or our licensors and are protected by IP laws. No license is granted except as expressly stated. You may not use our marks without prior written consent.

7) Third-Party Services

We use third-party services, which may include hosting, analytics, communications, payment, MLS-related, syndication, identity-verification, data, and other technology or professional-service providers. We are not responsible for third-party acts or omissions except to the extent responsibility cannot lawfully be disclaimed.

For clarity, REK-operated services and platforms, including List with Szasa and REK Intel, are not third-party services merely because they are accessed through a separate website, domain, subdomain, application, or user interface.

8) Disclaimer of Warranties

The Site is provided “as is” and “as available.” We disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Site will be error-free or uninterrupted.

8A) No Guarantee of Offer, Sale, Price, Timing, or Closing

Real Estate Kingz LLC, List with Szasa, and REK Intel do not promise, guarantee, or warrant that a property will receive an offer, sell, sell within any particular period of time, sell for any particular price, or successfully proceed to closing.

MLS placement, MLS entry, syndication, advertising, marketing exposure, brokerage services, technology services, property information, optional services, communications, assistance, or any other service provided by or through Real Estate Kingz LLC, List with Szasa, or REK Intel does not guarantee an offer, contract, sale, particular sale price, particular marketing result, or successful closing.

Real estate market conditions, property condition, pricing, buyer demand, financing, inspections, title matters, appraisal results, governmental requirements, MLS and syndication systems, third-party services, and other circumstances outside the control of Real Estate Kingz LLC may affect whether and when a property receives an offer, enters into contract, sells, or closes.

9) Limitation of Liability

To the fullest extent permitted by law, Real Estate Kingz and its affiliates shall not be liable for indirect, incidental, special, consequential, punitive, or exemplary damages, or for lost profits or revenues, arising from or related to your use of the Site, even if advised of the possibility. Our total liability related to the Site shall not exceed $1.00 or the amount you paid us for Site access (if any), whichever is greater. Certain jurisdictions may not allow limitations; in such cases, the limitation applies to the maximum extent permitted.

10) Indemnification

You agree to defend, indemnify, and hold harmless Real Estate Kingz, its affiliates, and their officers, directors, employees, and agents from claims arising out of your use of the Site, your submissions, or your violation of these Terms or applicable law.

11) Dispute Resolution; Arbitration; Class-Action Waiver

Governing Law. Florida law (without regard to conflict-of-laws) governs these Terms and any disputes.

Arbitration. Any dispute, claim, or controversy arising out of or relating to these Terms or the Site shall be resolved by binding arbitration administered by the American Arbitration Association (AAA) under its Commercial Arbitration Rules.

• Seat/Venue: Florida (Brevard County); Language: English.
• Arbitrator: one neutral arbitrator; judgment may be entered in any court of competent jurisdiction.
• Exceptions: Either party may seek injunctive or equitable relief in court to protect IP or confidential information; and either party may bring individual claims in small claims court.
• Class-Action Waiver: Disputes must be brought only on an individual basis; class, collective, or representative actions are waived.

12) Termination

We may suspend or terminate access to the Site at any time, with or without notice, for any reason including suspected violations of these Terms.

13) Changes to Terms

We may modify these Terms from time to time. Changes are effective when posted with the updated Effective date above. Continued use constitutes acceptance.

• Consent is not a condition of purchasing or selling any property or service.
• We use Twilio to deliver messages; delivery is subject to your carrier’s network.

D) Accessibility Statement (WCAG-Aligned)

Real Estate Kingz is committed to providing a website that is accessible to the widest possible audience, regardless of technology or ability. We aim to conform to WCAG 2.1 AA standards and continuously improve accessibility.

Measures we take may include semantic HTML, sufficient color contrast, keyboard navigability, alt text for images, form labels, and ARIA attributes where appropriate.
