Review advisory terms and refund policy
REK Strategic Property Advisory is a broker market analysis and strategic property decision product provided by Real Estate Kingz LLC, a Florida licensed real estate brokerage. It is not a licensed appraisal, survey, engineering report, environmental assessment, legal or tax opinion, construction bid, title opinion, or governmental approval. Market values, development scenarios, and future projections are estimates based on identified information and assumptions.
Purchase of an advisory does not obligate the customer to list, sell, purchase, develop, or otherwise transact through REK and does not by itself create a listing or buyer-representation agreement or authorize REK to market the property or negotiate a transaction. Any later brokerage representation is governed by separate written agreements and applicable disclosures.
REK may use proprietary software, automated analytical systems, artificial-intelligence-assisted tools, formulas, data-processing systems, and third-party technology providers to research, calculate, draft, quality-check, and produce the advisory. The delivered advisory is an REK work product.
Customer-supplied information may be used in the analysis and remains customer-reported unless independently verified. REK prioritizes authoritative primary sources, but government, MLS, utility, and other records can contain errors, omissions, delays, or later corrections.
Future values and costs are scenario projections, not predictions. Actual future market, regulatory, construction, financing, environmental, and property-specific conditions may differ materially. No sale price, development approval, buildability result, construction cost, appreciation rate, profit, lot split, utility availability, environmental clearance, financing result, or future zoning outcome is guaranteed.
Customer work products may be shared with the customer's professional advisers and other legitimate property-decision participants, but they may not be altered, resold, represented as an appraisal or professional certification, or represented as having been prepared for a third party. No third party acquires a right of reliance merely because the customer shares the report.
Customized advisory processing begins immediately upon successful payment. Processing may include property and parcel resolution, authoritative-source retrieval, data normalization, comparable-sale analysis, calculations, scenario modeling, source assembly, automated quality controls, and report production. Because REK begins producing a property-specific professional work product immediately, advisory fees are generally non-refundable after successful payment. REK will refund duplicate charges or amounts charged in error. If REK determines that it cannot complete the purchased service and the customer does not accept a revised scope, REK will refund the applicable advisory fee. REK will also provide any refund required by applicable law.
