Northeast Florida single-family permits lowest since 2017

In the first quarter of 2025, single-family homebuilding permits in Northeast Florida dropped to the lowest level since 2017, with 2,272 permits issued, a 31% decrease from 2024. March alone saw 687 permits issued across Clay, Duval, Nassau, and St. Johns counties. Concerns over potential tariffs on building materials could raise costs significantly, impacting home prices and buyer interest. The market is also facing a shortage of construction workers, but the reduced permit numbers may alleviate some lot shortages.
